A 310-unit apartment building is going up on a full city block at 23rd and Walnut Streets in Denver’s Ballpark neighborhood.
Developed by Dallas-based
Mill Creek Residential Trust LLC and designed by LoDo-based
JG Johnson Architects, the five-story 2300 Walnut Apartments urban infill project will feature contemporary masonry, a courtyard and a pool. The first units in the $75 million project are expected to be delivered in August 2013.
“Larimer Street has become restaurant row and Walnut Street has become residential row, so it’s really become a great setting for the millennial,” says Jim Johnson, founding principal of JG Johnson Architects. “It’s catty-corner to
Snooze, so it’s almost the definition of the demography.”
The site design by studioINSITE will draw residents and visitors into the primary entrance, leasing office and clubroom with a porte-cochere arrival.
The large grade-level central amenity courtyard, which includes an outdoor kitchen and fire wall, will serve residents with both active and passive spaces. Other amenities include a pet wash facility and bike-repair shop.
Each apartment includes slab granite countertops, a washer and dryer, Energy Star appliances, custom wood cabinetry and wooden plank-style flooring. Many of the units have walk-in closets and balconies.
The project, expected to be complete next year, is within walking distance of Coors Field and LoDo. It’s just minutes to the Pepsi Center and Interstate 25, providing easy access to the rest of the metro region.
